The way we would like to approach the specific details about the processes & requirements of each construction phase from #PreConstruction, #ProjectConstruction, to #ProjectCloseOut is by drawing the similarities between the phases.
A conflict of interest may arise during the design stage if the #CMaR is providing services that influence the design.
If so, it’s critical to have open communication & mutually beneficial relationship between the #DesignTeam, #Architect & the #CMaR to avoid duplicate efforts.
A simple way of putting it is; the #CMasAgent is actively carrying some of the owner responsibilities per the agreement with the owner but the #CMasAdvisor can only advise the owner with no authority to make decisions on their behalf.
For some unique, large or complex projects, the owners may lack sufficient internal expertise to manage all the project stages, specifically the construction stage. Therefore, the owners may utilize one of three #ManagementOptions to replace or support the #ProjectDeliveryMethod.
#CMasAgent not only assists the owner with constructability reviews, scheduling, evaluation, and documentation of claims but also the #CMa provides financial oversight during construction, including monitoring payment, requests and the overall construction budget.
