So yersterday I posted a bungalow design in frame and proceeded to state the budget range. (3.6m)
Most people came with rates per SQM etc. I always tell people the rates per SQM is just but a very rough and vague estimate. You can have a 100sqm building but costs will vary for many reasons such as the materials used, the topography, quality of finishes...
So as a serious and experienced builder I have decided to share an elaborate material schedule. What is a materials schedule? It is simply breaking down walls to materials - simiti, mchanga, mawe, maji na fundi wa kujenga. This is where all lazy people vanish and hide behind rates. Nikisema a figure here I donβt come from a point of contempt or a point of guesswork. We are serious people. Now let me not bore you na story. Lets go the math and the breakdown way.
Note: Some rates have some variance juu ya location ... Na the reason i am not sharing the plan is because with that plus the materials schedule mtu sasa ataset out na ajenge and we all gain nothing, remember this is what keeps us afloat. So tunajenga hii nyumba polepole na nyinyi with scrutiny zote. Bottom upβ¦I will do in stages to allow for feedback and usual rampage .
