@JohnBelitsky We do all of our marketing materials in either PP or InDesign. I’m assuming you have probably used both, but if you need an extra set of eyes or some help with the deck, I’m more than happy to take a look.

If so, do these upgrades in a development typically not generate a large enough premium on sale for assets not planned to be held Long-term?
@AllWrightByMe@Codie_Sanchez Looking to buy myself. Owner is moving out of state. I see the red flags and I am underwriting VERY conservatively. It's a relatively small capital outlay and my offer would require nearly all seller financing. He has identified expenses that could definitely be cut but thats it.
@moseskagan Is there any way to address this outside of building more supply? With supply being so tight, in the short term, people with lower budgets are going to continue to become renters. This is causing rents to skyrocket creating more affordability problems across the country.

@c_gro@soundslikecanoe I have used this same tactic to see who is actually reading the job postings. Amazing how many applications I have received without [random word]. Turns out, the ones who have included it, have also been the best people I've found on Upwork.
@chrishlad This is a great take for both entrepreneurs and traditional employees. In a WFH environment, it is not more important than ever to "be your own boss". Now more than ever, it falls on the individual to take charge of their professional and personal development.
@BrianFeroldi This is great. Even if you only read a few minutes a day, over time it adds up. One of the most influential books for me was The Compound Effect. The idea of compounding can apply to almost any area of our lives.
