@JaredDHardin @RealMrBean99 In my opinion, from my 5 minutes worth of page snooping, it’s better to in house labor until sales pipeline is full. Then try a sub here or there on a smaller job to see how it goes. With my businesses, I rely heavily on subs, although, starting to hire more full time guys now!

Thought I bought a simple cosmetic BRRRR… until I pulled the floors up. 😅
Full gut + rebuild.

The upside? With all-new systems (roof, framing, MEPs, windows, insulation, appliances), I average <0.2% CapEx + 5-year warranties… AND I’ll still cash-out refi + hit my target cash flow.

@StumpGuyTy The thought process was to get a 36” mini skid to fit through gates, although, the bucket capacity is minimal. Being a shorter machine, it doesn’t do well with grading. I’m thinking the L28 mini wheel loader (or similar) would be a better option.
