Median household income vs. the income required to buy:
• 2000: +$12k surplus
• 2005 bubble: –$7.7k shortfall
• 2012 / 2016: ~+$27k surplus
• Today: –$39.1k shortfall
The 2005 gap was real. The current one is much larger. Sales staying weak isn’t mysterious if the typical household is this far short of the payment-to-income cap.
This is the mechanism.
When the income needed to buy is $120,700 and actual median income is $81,800, sellers who won’t close a $39k gap don’t sell. They become accidental landlords.
Texas at 13.7% is that math showing up in rental listings. Inventory isn’t clearing. It’s changing listing type.

A typical home takes ~$110k — and that’s before taxes, insurance, and maintenance.
A $300 rent hike doesn’t create a down payment. It just makes the trap tighter.
That’s not avocado toast. That’s the gap.
