I started learning about multifamily investing in college and practiced analyzing deals on a piece of paper.
I soon realized how much time I was wasting, so I put that finance degree to use and built this calculator.
It's not perfect, but I still use it daily and save every property I underwrite so I can go back and see who how accurate I was.
Now underwriting a deal takes me 5 minutes. Here's an example from a while ago.
I got sent this before it got listed and seller wanted $470k. My max price was $375k.
Did this guy get a good deal for $445,000?
"I'm American, I can't escape taxes."
Wrong.
Client moved to Puerto Rico (still US territory).
Act 60 tax rate: 4% on business income.
Was paying California 13.3% + Federal 37% = 50.3%
Now pays 4%.
On $500K income:
Before: $251,500 tax
After: $20,000 tax
Saved: $231,500/year
Still has US passport. Still pays zero state tax.
Legal loophole hiding in plain sight.
I start a new LLC every time I buy a property since I do entity transfers.
That means a new business credit card every deal. This time it'll likely be the Amex Business Platinum.

6.875% credit of $1K 3 year PPP 1% fee
6.75% zero points 5 year PPP 1% fee
6.50% zero points 5 year PPP .5% fee
Plus $1500+ underwriting fees that every lender charges

The brand new duplex is rented for $2000 each side and all utilities are separate paid by the renters

I went from 18% hard money to 12% hard money to 6.50% DSCR loan 30 year
Now I can breath lol
My initial monthly payment will be
September 1st $2,860 and that includes taxes and insurance
Insurance is $70
Taxes are $42
Now that I have signed into a much lower rate I can focus on the next move
