CBIC Circular 255/01/2026‑GST (25.06.2026) clarifies jurisdiction where a GST taxpayer migrates to a new jurisdiction due to change in principal place of business:

2. New (transferee) officer must carry forward & conclude all pending / consequential proceedings.
3. Old jurisdiction cannot start fresh action post‑migration; issues to be routed to new jurisdiction.
Much needed clarification on jurisdictional disputes in ongoing GST audits & litigation.
@vishalsg42 The appreciation gap of 7% is a bigger gap to cover as the property prices have already peaked for old structures. Further, the opportunity cost of investing has to be analysed and in my view reward is far better in living debt free and investing the surplus .

Sell the 2014 flat for ₹2.25Cr, repay both the ₹97L loan and the ₹1.25Cr advance, and invest future surplus in equity/MFs (12% expected CAGR).
