@bethanyjbabcock Dont use the landlord's broker, they are conflicted. Don't hire the tenant broker you used to get you in the space either. Hire a broker that represents other landlords with the marketing team and experience to lease it just like any other listing. You will get better service.

@JBPVFM @AvivaRealEstate TIs don't get passed through as opex. That's a deal cost to the LL. It may be baked into the base rent but it's definitely not opex. If it is, you need a better broker!

Interesting take while canvassing today for office:

ALL of the Office buildings that contain 90% medical users are ALL full and there are no WFH vacancies.

Just left a 6 story office bldg all medical - all full!
