A couple of exciting contracts were signed this week.
Buy for 290K, sell for roughly $415K, targeting about $80K in net profit. Prelim diligence suggests a strong submarket and exempt lot splits (108-acre tract).

Some math:
7 contracts/week = 28 contracts/month
$30k average deal = 840k gross pipeline created
40% full cycle sell rate (low end) = $336k generated for the business. This number factors in both overhead, commissions and cancelled contracts.
