@NickMaccini I made a $75k assignment fee wholesaling land that was listed on market. I offered 50% of list price and they accepted.
My end buyer was a broker (who was also a developer).
@cclandgroup I used to have this problem when I asked them what it would sell for in 30 days or less. Now I ask what it's worth, then price it accordingly.

@shawngorham 4Runner - Tried and true, but not fun to drive, body roll, sluggish.
Land Cruiser - legendary, but overkill if you aren't overlanding. Very big which could make parking in most places a challenge.
GX - Might be your best bet here, but the V8 with premium fuel wont be fun.
