Just another day in the farm estate world:

4 siblings inherit 1,500 acres from their parents.

Outright & in their individual names.

Each have their own kids.

The two farming brothers pass away within 2 weeks of each other with simple wills.

One with 3 kids & one with 4.

Now the ownership is

1/4 Sister #1
1/4 Sister #2
1/12 each for 3 nieces & nephews
1/16 each for 4 nieces & nephews

Undivided interest as tenants in common.

Any one of those 9 can force the sale of the land.

And only one nephew farms.

He's got to negotiate renting/buying out with all the other 8 owners.

It becomes impractical.

This is one reason we use trusts and/or entities (LLLP/LLC) to own ground in estate planning.
