Hoyt makes a great point here. People want "recurring" revenue but don't understand the "reoccurring" revenue nature of comm'l construction businesses.
They're some of the best value buys in ETA-land and not much competition for them.
This is why I really like commercial construction. Buyers view it as โone off revenueโ but in reality, you have dozens of customers that send you multiple projects a year.
Is it predictable? Not in the way a subscription business would be. But it does repeat.
75% of our commercial construction revenue is from repeat customers. And each relationship can be worth millions as you build together.
The reluctance of people to PG a 7-figure loan on a 7-figure asset that pays for itself 95% of the time when their Net Worth is like 5-figures is wild to me.
One of the best asymmetric bets you could ever ask for.
@soup2964 Because Iโm not in Idaho nor do I know anything about fire compliance and I already own a business that keeps me busy and have 50 other businesses to sell?
We like to see they have down payment in hand, have a good deal team lined up, know how they're going to approach DD and are realistic and well-positioned to perform. So it's just Buyer vetting 101 stuff we give our opinion on our confidence level in the Buyer so the Seller doesn't just pick the paper with the biggest number regardless of their ability to perform and close.
@ArizonaGuyAZ Agree. I am going to have at least a full chapter in my Whale Shark book about graduating beyond the PG on future acquisitions after your first one/s.
@Andrew_Swirsky a huge percentage biz owners literally just look at how much money is in the bank to determine if they're ok or not while their accounting is hopelessly behind or incorrect
@DavidJanke_CRE@KirkNewcombe Anything can happen good or bad. But a bankruptcy typically takes you to zero and ruins your credit for 7 years, so yeah makes it hard to borrow for awhile. Many have bounced back just fine.
@BC_1236 there's definitely people that take it TOO seriously as well. not cut out for entrepreneurship if you can't bet big on yourself and take a risk.
