Coming from the guy who coined and trademarked Contractor Garage and has been building them for 14 years, yes you're so correct. Terrible tenants. A bitch to manage. Crappy buildings. No one wants to rent them, high vacancy. Terrible ROI. You should stay out of the business. π€ͺ

I may grab one. That's close to my brewery, Brew Lab. Probably a better profit margin and easier to reach the customer if you sell off website as well. I have a friend that does e-commerce packing and shipping in their warehouse at 159th and mahaffie (high plains prospecting). I would be happy to set you up for a tour to see how they do it.
Gate is installed. Why did we install one anyway? With Contractor Garages they really aren't necessary unless there is outside storage. If a criminal wants in bad enough they will get in by cutting the chain or power so it's really a false sense of security but what it does do is stop the criminals casing at night and make it a little harder on them so they don't just pull in and pull out with a trailer. Probably worth the effort, though not 100% required.
@Eloc96@ChrisRamsey60 Actually after thinking about it, that would be the case in my market. In your cold weather market you might not be able to keep concrete whole and a trip to the bathroom could give you frostbite... so yeah you probably know what you're doing. π»

WRONG Chris!
A CG should be at a lower price point for the new business getting on their feet. They don't want to spend more $/mo for a bathroom taking up space in their unit. A community restroom is fine and it lowers your unit rent cost. A flex should have a bathroom. These guys are more established with a bigger budget and employees to house. Please come to one of my seminars so you can understand the difference.

Correct, that's what a Contractor Garage is. A storage unit that is bigger and more usable than mini storage but cheaper with fewer bells and whistles than flex with the bathroom, hvac, and storefront. It bridges the two. Different products at different price points for different tenants. It is a subtle but important detail to understand the difference.
@ChristianHaley_@clayhepler O hi christian! We put that property you're in under the CG umbrella but it's more of an incubator studio vs our typical garage. Looks good though!
