I haven't talked stocks in a long time on here, but I just moved all of my $T into $IIPR for a couple of reasons.
First off, I think that the telecommunications sector is going to undergo a major overhaul. $T has been a steady dividend but an underwhelming performer for my portfolio.
Second, $IIPR gives me exposure to the marijuana industry without having to own the companies themselves. The stock is down majorly after one of their largest clients defaulted on their leases, composing approximately 11% of their total property portfolio.
This is not a flip for me. It will take time, but I believe that new marijuana companies will come in and need space for their grow houses. As a result, the balance sheet at $IIPR will recover over 2025.
We will see how this plays out, but this is my thesis that $IIPR will outperform $T over the next 12 months while also paying a larger dividend.
