i've been thinking over the last day or so that maybe a critical issue the old american elites basically abdicated or died out as a cultural force

There is no vision so every node makes their own.
We had a good one, but it got diluted and now isn’t confidence-inspiring

Also a consumer psych issue: everyone wants the latest and greatest but most inquiries are overdone by medium thinking mid-tier models.
@xwanyex Statistically, they aren’t the people having kids. They don’t want a livable area for everyone. They want a place where they can continue to grab meals out and party within a mile of their house.

Saying that people get less attractive and weirder as you get deeper into the market is a massive understatement.

Cities should be able to set broad usage guidelines for how lots are used. If you want to do whatever you want, buy unzoned land.
