@nickgerli1 Great data. I would not assume a death equals a sale of a property, especially in the higher price zip codes where they may often choose to avoid taxes, hand it down to family or keep it as a rental, etc. Also, some sales from deaths will increase buyer demand via inheritance.
@akm515 BS! 7.5% is historical 50 year avg. We saw 8.03% in Nov 2023. How has the market faired since then . .pretty good. Unemployment rate is low and we are short 6-7M units nationally and millennials are a median age of 32. Unless unemployment goes to 8%+ or rates hit 10%+, all good.
