Housing sales across India’s top 7 cities declined 6% YoY in Q2 2026, according to Anarock.
Yet, new launches increased 7% YoY.
And Anupam Rastogi,Co-founder,Square Yards, says, there’s no guarantee of a widespread price correction, & waiting for one could be counter-productive.

The true test begins after success. Many brands (Uber & Ola) lose their edge once scale kicks in.

Andaman & Nicobar is no longer just a tourist destination.
With the Great Nicobar Project (& its opposition by @RahulGandhi) & only ~2% land available for development, the islands could become one of India’s most strategic growth stories, including real estate. Would u invest?

Cracks on the Ganga Expressway deserve attention, but perfection is rare in any large infrastructure project.
The bigger question is not whether a defect appears—it’s how fast it’s fixed and whether corrective action prevents it from happening again.

A 300 crore housing project in Vasant Kunj was supposed to deliver homes by 2015.
17 years later, it stands nearly 90% complete but empty.
The reasons aren’t market demand or approvals alone. It’s a case study in how cooperative housing projects can fail due to member disputes.
The infrastructure story of Gurgaon isn’t about what’s been announced. It’s about what’s actually getting built. And the latest progress review states:
Metro: 8% complete & stuck. Elevated SPR: tender stage. RRTS: awaiting land transfer. Highway: minister unhappy with progress.
The next real estate gold rush may not be homes, offices, or malls.
It may be land with power, fibre connectivity.
In just 24 hours
• Amazon Data Services acquired 10.6 acres in MMR for ₹125 crore.
• Anant Raj signed an MoU with Haryana to invest ₹25k crore in data centre
Gurugram’s “much-awaited” Metro is becoming a case study in how delays inflate infrastructure costs.
The original cost of the Millennium City Centre–Cyber City Metro corridor was ₹5,452 crore.
Now revised to ₹10,266 crore. That’s an increase of almost 88%.
Officials are attributing the jump to:
• Inflation & price escalation (2019–2023)
• GST revisions
• Alignment changes
• Additional depot + rolling stock
• Railway station spur connectivity
• Standalone integration requirements
All valid reasons. But here’s the bigger question:
If execution itself keeps getting delayed, won’t there be another cost revision before meaningful completion?

New Noida is getting real now.
3 tehsildars appointed. A dedicated land acquisition office set up. 37 villages identified in Phase-1.
This is the strongest signal yet that DNGIR (Dadri-Noida-Ghaziabad Investment Region) aka New Noida is moving from planning to execution.
What’s interesting is the timing:
• Jewar Airport • Freight corridor connectivity • Ganga Expressway push • Industrial & logistics expansion
Everything is aligning around this belt.

One of the biggest loopholes in Indian real estate has always been this:
Even after a property registry was completed, the mutation process often remained pending manually for months. During this gap, the same land could allegedly be resold, disputed, or manipulated multiple times using outdated revenue records.
Now, Haryana has started rolling out an online auto-mutation system — beginning with Manesar.
What changes here is important:
Once a registry is executed, the mutation in revenue records will automatically initiate online instead of depending heavily on manual intervention and physical follow-ups.
Interesting that the pilot starts from Manesar — a market that has seen rapid urbanisation along with years of land title complexities.
India’s next phase of real estate growth will depend on cleaner and more trustworthy land governance systems.

Everyone keeps talking about layoffs, AI disruption & “WFH killing offices.”
But India’s office market is quietly telling a very different story.
Uber just leased 9 lakh+ sq ft in Hyderabad in a ~₹839 Cr, 10-year deal for its GCC operations. Reports also indicate expansion plans across Bengaluru & Hyderabad.
What’s interesting is this:
AI may reduce certain repetitive jobs, but it is simultaneously increasing demand for high-quality talent clusters, engineering hubs & collaborative ecosystems.
Global companies are not shrinking India exposure. They’re doubling down on it.
The real shift is not “office vs work from home.”
It’s average offices losing relevance while Grade A campuses, GCC hubs & talent-driven micro markets become even more valuable.
Hyderabad, Bengaluru, Pune & Gurgaon are no longer just outsourcing destinations. They are becoming strategic global command centres.
Commercial real estate is evolving — not dying.

Delhi may finally be preparing for its next big economic pivot — and this time, the story is not Connaught Place or Gurugram. It is Dwarka.
The recent push by the DDA and LG office to position Dwarka as a decentralised economic hub with data centres, semiconductor-linked industries, GCCs, logistics infrastructure and digital economy clusters.
Globally, cities that evolved around airports and logistics ecosystems — Dubai, Singapore, parts of Shenzhen — did not grow because of housing first. They grew because of infrastructure.
Dwarka could now be entering that transition phase.
But,
Delhi cannot afford to repeat the planning mistakes of several NCR growth corridors where speculative real estate outran civic infrastructure.

Speaking at a @ficci_india real estate conference in New Delhi, Anand Kumar, chairman of Delhi RERA, said developers should ensure that project advertisements accurately reflect the offering and are not based on unverifiable claims.
The focus is now shifting towards: • Clear carpet area disclosures • No misleading “assured returns” • Accurate project timelines • Proper approvals before marketing • Less exaggeration around amenities and location claims
This change could actually benefit credible developers the most.
In markets like Gurgaon, where luxury launches are increasing rapidly, transparency and trust may become the biggest selling points going forward.

Watched Running Point on @Netflix and it hit a nerve.
Made me realise how much I miss basketball — the rush, the madness, the noise, the team huddles, the last-second shots, the feeling of being part of something bigger than yourself.
Somewhere between growing up and building a career…
the courts got replaced by conference calls,
the jerseys by formals,
and teammates by networks.
Priorities changed.
Circles changed.
Time… disappeared.
But that hunger? That competitive fire?
Still the same. Just playing a different game now. 🏀✨

Gurgaon’s office market is sending a message — and it’s not what the AI doom narrative tells you.
A fresh deal:
Concentrix leases ~1.6 lakh sq ft at ~₹1.53 Cr/month.
Now zoom out 👇
In just the last few months:
• IBM → 2.3 lakh sq ft (10-year lease)
• Zomato → ~2.7–2.8 lakh sq ft in Intellion Park
• Google → 6.17 lakh sq ft at Atrium Place + 5.5 lakh sq ft via Table Space
Let that sink in.
This isn’t expansion.
This is commitment at scale.

“Never buying property in India again.” — said a Dubai-based NRI after investing in Bengaluru & Hyderabad.
He called the process a nightmare—taxes, compliance, execution. Lesser net rental yield.
And the internet is split.
One side agrees:
Other NRIs also feel all is this too complicated, especially managing remotely.
The other side says:
NRI demand itself pushes prices up, pricing out Indian end-users.
So the real question is not who’s right.
It’s this:
👉 Why is real estate in India still so friction-heavy in 2026?
Fix the process,
and real estate fixes itself.

Housing sales across top 7 cities rose ~8% YoY to ~70,600 units in Q1 2026.
Sounds like a boom.
It’s not.
Supply is rising faster than absorption
90,023 units, a 13% Y-o-Y increase and a substantial 32% quarter-over-quarter jump.
Developers are building more.
Buyers are thinking more.
This isn’t hesitation.
It’s maturity.
This is a filtering market.
And in such markets:
Mediocre projects disappear
Strong assets compound

India just did something the world hasn’t. 🇮🇳
The Bengaluru–Vijayawada Economic Corridor isn’t just another highway.
It’s now a global benchmark—setting multiple Guinness World Records in highway construction. (See picture)
Every time India builds infrastructure at this scale,
land prices move BEFORE people do.
➡️ Logistics becomes cheaper
➡️ Businesses expand outward
➡️ New micro-markets get created
And suddenly—
what was “remote land” becomes tomorrow’s growth corridor.
Smart investors track highways, not headlines.

We found the missing link.
A ₹6,500 crore “shortcut” on the Mumbai–Pune Expressway that saves 30 minutes, cuts 6 km, and reduces fuel usage worth ₹1 crore daily.
Built to bypass the risky Lonavala stretch, this is infrastructure solving for both safety and efficiency.
