The idea that the entire value proposition of a Buyers Agent in Real Estate is that they “find the house” is the most shortsighted, misguided, and misunderstood idea I’ve heard in a long time.
This is great. But what about all the frightened calls, midnight texts, handholding through inspections, scheduling on the fly, intense negotiations mid-deal vs emotional cancellations over small items… listing agent will handle all this? Objectively? Will the flat fee service?
If the recent realtor commission judgment holds up, it will open the door for a turbotax like buyers agent tool with a low flat fee. Many buyers are already finding the home themselves, so they'll want a tool to handle the paperwork for a low flat fee since the seller will no longer be responsible for the buyer's agent commission.
