@CleanTo2ndLien Agree on all. Thoughtful. I also thought #2 (spec merchant dev’s) would come to fruition much earlier this year. Proven yet again that things take much longer than orig thought. What will send over the edge? Higher for longer, poor lease up stats/covenants tripped, no promote..?

@mu2myoc @jayparsons Yes and thank you @jayparsons for calling out. Unfortunately, the regulator + lender reaction most likely won’t be rooted in the fact/reason that you’ve highlighted. Less liquidity in debt capital markets, asset values reduced, and the self perpetuating cycle continues
