Your Apartment Block Is Not Automatically Wealth.

In Kampala, every new apartment block is presented as evidence that the owner is getting richer and the city is developing. Pour concrete, add balconies, install a gate and apparently wealth has arrived.
But a building is not a savings account made of bricks. The land beneath it may appreciate because of scarcity, location, inflation or public infrastructure. The building itself starts ageing from the day it is commissioned. Like a new vehicle leaving the showroom, its condition does not improve with use. Paint fades, waterproofing fails, pipes age, finishes become outdated and structural components require inspection and maintenance.
Uganda’s construction costs are high relative to the rents much of the market can sustain. Proper feasibility must consider realistic occupancy, finance costs, management, security, taxes, insurance, repairs and eventual refurbishment. Rent collected is not the same as profit earned. You may simply have converted money into a large maintenance obligation with balconies.
Unfortunately, some developers begin by saving on the thinking. They avoid proper feasibility studies, site investigations and coordinated designs. They buy the cheapest drawings, appoint contractors entirely on the lowest price, improvise building services during construction and treat supervision and quality control as unnecessary expenses.
The building may still look impressive at handover because its defects have not yet been examined by rain, tenants and time. What appeared to be a saving eventually returns as variations, leaking roofs, damp walls, failing plumbing, cracked finishes, blocked drainage, inefficient circulation, high operating costs and frequent repairs. A poorly planned building simply sends its invoices later.
Planning is therefore the first form of risk management. Before concrete is placed, the developer should understand the market, ground conditions, access, drainage, parking, water supply, sewerage, structural system, service routes, material performance, construction sequence and maintenance requirements. The major risks should be designed out before they become expensive site instructions.
Quality does not mean covering weak construction with imported tiles and impressive lighting. It means producing a building that remains safe, dry, functional, efficient, maintainable and attractive to tenants. Good planning and construction cannot stop depreciation, but they can slow deterioration, reduce operating costs and protect occupancy, rental income and resale value.
Poorly planned apartments also transfer costs to the city. When they are placed on narrow roads without adequate parking, drainage, sewerage or pedestrian access, the owner gains more rooms while the neighbourhood inherits traffic, flooding, waste and infrastructure stress. Eventually, those problems also return to weaken the building’s own rental appeal.
This is not an argument against apartments. Well-located, properly planned and professionally delivered housing can create substantial private and public value. The problem is treating every random block erected on a Kampala plot as automatic progress.
A skyline is not an economic strategy. More floors do not automatically mean better returns, and more concrete does not necessarily mean more wealth. Sometimes it is merely a collection of future repair bills stored vertically.
