Advocates like Kenneth Chan, of the Daily Hive, say, "There are far fewer families with children living in the area compared to a generation ago."
But Point Grey's density of 29 people per hectare is the same as it was in 1991, according to @CityofVancouver.
Similarly, Kerrisdale now has 23 pple/hectare compared to 24 in 1991.
And Dunbar's density is 26 pple/hectare compared to 24 in 1991.

One point he makes:
"Kerrisdale: Busy sidewalk traffic, good “legacy” shops, an eyeglass purveyor with London-Paris flair, a recreation centre with a nice new parking lot but the pool closed “until further notice.” Street parking is a nightmare and if the busted-up brick tarmac concrete sidewalk isn’t properly fixed some old guy like me is going to trip in a hole."
