Developer of surf-anchored destinations
| Hidden Lake Surf Resort (120 acres, PHX metro) | Moving from Predevelopment to Execution | Former Mayor, El Segundo
Most real estate deals don’t fail because of the concept.
They fail in predevelopment- entitlements, capital alignment, and time.
We’ve spent years solving that part first.
Now it gets interesting
188 people joined our investor briefing this week for a surf resort development within the Phoenix metro.
120 acres.
Surf lagoon + lake + hospitality.
Years of planning, approvals, and capital already in.
Now moving through final predevelopment and into execution.

The State of The Gundo
Gundo had this huge hooplah moment in early 2024. The Party Bus™️ was the peak.
Many said it was all noise. Candidly, at that point, it was a lot of noise. A dozen pre-seed companies actually don’t have much hardware or traction to show off, which should be no surprise, but for which we caught flack. So we decided to go quiet until we, collectively, could put our money where our mouth is and build civilization changing technology.
And if you can believe it, Gundo has been deliberately quiet this past year. Yes, there has been a slow drip of partnerships announcements, unveilings of hardware, huge contracts won.
Gundo companies:
- built a viable thermal prototype reactor faster than any fission company in the game.
- are doing high rate production of the most lethal drones in Europe and Asian theaters.
- modifying the weather on 3 continents and producing desalination-scale volumes of water.
- monitoring national parks and military installations across the planet with the most rugged and adaptable ISR platform in the US.
- manufacturing turbomachinery faster and cheaper for all the fanciest aerospace companies you know.
- coring critical mineral deposits throughout the American west.
And the list goes on.
And we’re all making big revenue.
And we’ve only talked about ~20% of what the Gundo companies have accomplished.
And dozens of brand new, electrifying my ambitious companies have joined this year. More coming still.
And in the next 9 months, previously unthinkable things will roll out from these founders and teams.
And when that happens, we’ll be loud and proud of having done great things.
This little town is going to be one of the most important parts of the American story of the 21st century. To those that believed in us in the beginning, thank you. To those that have joined since, welcome. To those remaining to be convinced, we look forward to building things worthy of your support.
God speed and God bless El Segundo.

I needed a break from AI policy, so I wrote a little piece on a recent trip I took to El Segundo, CA—home to many manufacturing, energy, and defense startups.
