@BowTiedBroke This never made sense to me unless you had high income and planned to keep much longer.

It’s a great 0% loan for the time being if you could place that 200k into an investment that outperforme.

Problem is people did it on smaller assets and got $15k-$30k. Not very useful

Multifamily is getting hammered by exploding expenses so you have to acquire at extremely low basis.

Retail and industrial is still elevated and there’s no upside with single digit returns

@N8RealEstate I’ve called tenants before and very respectfully and in a professional manner tell them I am buying the home and wanted to get details of the lease. They’ll gripe about the landlord. Get on their side, go check the house out and then offer them to sign a lease with you.
