My wife and I moved to an area in Georgia where we bought a house for 192k. We sold it two years later and made 122k, then used that as a big down payment in an area we wanted to be.

Mortgages are due every month and interest rates/insurance are high. The down payment isn't what keeps most people from owning a home.
