I am re-living everyday why I respect $OPEN and genuinely wish their services existed in Sweden.
As you know, my wife and I bought some land and are now trying to sell our home to free up capital to build our new house.
The offers we get from agents are insane.
We have a $500,000 home.
They all want a commission of 2–3%, and that’s the cheapest!
I know that’s not much compared to America, but still. For what?
To get a photographer, write a description, post it on a national website (which we have to pay $600 for ourselves), and then just sit and wait for people to call.
We can’t even show potential buyers the house ourselves. No, it must be the broker. It has to be done a certain way.
When we looked to buy our land, that agent couldn’t even answer basic questions and had to call the seller all the time.
I wanted to talk with the seller, but it was “not allowed.”
So I had to call a neighbour farmer who explained certain things to me.
But the paperwork is so much work, you say?
Surely an AI could make a standard contract.
No, this system is broken and outdated.
I want to get rid of my house. But why should some agent get a piece of my hard earned money?
Now I have to wait for some guy to tell me when to clean the house so buyers can come and he can be there “selling” my house.
Why can’t I just make an ad myself, post it, let anyone interested call me, and show the house myself?
The answer is that the real estate business feeds on people’s fear: “It’s such a big transaction,” “It has to be handled with proper paperwork or there is too much risk,” etc.
So I get it.
But imagine if I could take pictures of my home, write about it, and send it to one receiver who gives me the market value, or even more if there is a bid war, I get my money instantly, and I don’t need to deal with agents, photographers, home stylists, buyers, banks, you name it.
I’d gladly pay for that.
And for that reason, I know that if Opendoor succeeds in this turnaround, they will become a truly exceptional business.
Because we need this market to be disrupted.
