*📢 Telangana RERA Restrains Pranith Koncepts from Selling Flats in Unregistered Blocks 🏘️*
1️⃣ ⚖️ Telangana Real Estate Regulatory Authority (TG RERA) has barred Pranith Koncepts Pvt. Ltd. from marketing, selling or collecting money for flats in unregistered blocks of its Pranith Koncepts Ambience project in Hyderabad.
2️⃣ 📍 The project is registered only for Blocks A, C & D, but the promoter was allegedly advertising and selling Flats in Blocks B, E, F & G without registration — a violation of the RERA Act.
3️⃣ 🚫 TG RERA’s interim order stops all transactions (ads, bookings, payments) in those unregistered blocks and extra floors until formal registration is obtained.
4️⃣ 📄 The authority has initiated penalty proceedings under the Real Estate (Regulation & Development) Act, 2016, which could include significant fines and other sanctions.
5️⃣ 🏗️ TG RERA also noted delayed construction in registered blocks and the promoter’s failure to assist in forming the Association of Allottees as required by law.
6️⃣ ⚠️ Buyers are urged to verify RERA registration before booking properties — selling unregistered units can be risky and unlawful.

TG-RERA Imposes ₹43.71 Lakh Penalty on Pranith Koncepts; Issues Multiple Enforcement Orders
Hyderabad | The Telangana Real Estate Regulatory Authority (TG-RERA) has imposed a ₹43.71 lakh penalty under Section 59 of the RERA Act on M/s Pranith Koncepts Pvt. Ltd. for marketing and selling unregistered blocks in its “Pranith Koncepts Ambience” project at Puppalguda, in violation of Section 3(1). The Authority also directed submission of stage-wise construction progress, fund utilisation details and a revised completion timeline beyond December 2024, and permitted allottees to independently form an Association.
In separate rulings, TG-RERA directed M/s Pacifica Construction Pvt. Ltd. (AAVAS Hyderabad project) to revise and itemise statements of accounts by excluding charges attributable to previous allottees and to execute and register sale deeds upon clearance of legitimate dues under Section 17. In another case, Tulasi Constructions and Bhuvanteza Infra Projects were ordered to register a flat within 30 days, failing which action under Section 63 will follow. The Authority also restrained Raja Infra Constructions from marketing its unregistered Saidabad Colony project (548.25 sq. m) and issued a show-cause notice, with a complete ban on sales until registration.
