Are your downpipes cast iron/metal? If so they need regular painting, or they'll rust, crack & fail. And don't forget parapet gutters! They are usually lined with soft material like lead that tear easily, so extra care needs to be taken when clearing them #IrishMaintenanceWeek

On #NationalGuttersDay, check that your downpipes take water away from your building, into an (unblocked) drain/gully. If water is always running down the face of a wall, it can cause mortar erosion, encouraging plant growth, interior damp & full on leaks! #IrishMaintenanceWeek

It's #NationalGuttersDay💦Love your Gutters, they work very hard to carry water away from your building💪 Check your gutters a few times a year and make sure to clean them at least once a year to stop moss and plant build up and to prevent future blockages #IrishMaintenanceWeek

Once vegetation is removed, the wall surface should be checked for any repairs required. Often masonry will require repointing & timber elements may need repair. So think about keeping your lovely plants where they belong, in the garden and in pots! #IrishMaintenanceWeek

To remove plants from walls, simply cutting them back won't do, especially if it is a large growth. Most plants that root in walls are resilient & will grow back even if cut back to a stump. After cutting, you must paint or inject the stump with weed killer #IrishMaintenanceWeek

Plants growing on buildings attach themselves to the structure. Respiration of many plants produces acid. This acid can dissolve minerals in masonry, allowing plants to grow into joints & providing a path for water into the wall, which causes deterioration #IrishMaintenanceWeek

Who doesn't like plants & a touch of green? Sadly, vegetation can cause significant problems to buildings if left to grow unchecked. Vegetation holds moisture against buildings & can cause deterioration of building materials #IrishMaintenanceWeek

There are many short lime courses available from a range of different organisations, which are well worth doing to give yourself the basic skills to recognise & mix suitable mortars & repoint masonry (eg. SPAB, @blfi_ie, Vernacular Conservation Ltd, etc) #IrishMaintenanceWeek

Old buildings weren't generally built with synthetic products so beware of using ready-mixed/bagged mortars or renders, especially if they promise waterproof qualitites, etc. Repairs should always be like-for-like, to match the original material #irishmaintenanceweek

~RENDER & MORTAR~ Cement is watertight so it'll trap moisture in your walls, causing damp. Never use cement in old buildings, unless it was built in concrete. Use traditional mortars like hot mixed lime, or clay/lime mortar instead #irishmaintenanceweek

~RENDER & MORTAR ~ Mortar is the sacrificial part of a wall & should be replaced when it starts to fail. Old buildings move. Cement doesn't. It will always crack eventually and will let moisture in #irishmaintenanceweek
