@Davo0820@TheLongApe Got you! Sounds more logical. I'd still be careful with grok, I made my big Q3 prediction post with it's help and it calculated like 1/2 of numbers completely wrong, I had to adjust manually a lot. But I'm sure you're aware of this, we $open investors are clever 😜
@wwcapitalgroup@Nbusiness1990@jeffye888 I can't believe this will come in like that according to Kaz confident words everywhere. He told me last week margins will rise every quarter.
@maelan_sdmr@jeffye888@cubeqube@operdoor2@morganb No way we're doing badly. Kaz told me last week they'll improve contribution margin every Q. He mentions in every interview that every new cohort getting stronger.
Margin couldn't rise if homes sitting on the market. Kaz would know first if, he has all data. I don't think he lies
@jeffye888@nejatian On the other hand he told me last week to improve contribution margin every quarter. That doesn't sound like Q3 will get worse with houses sitting. And they have pretty good AI to forecast now that should've told him margin will be fine in Q2 when giving guidance.
@jeffye888 Well @nejatian just said on CNBC that houses are even sitting much longer on the market this year than last year. Looks like a reflection of it.
@Aubermark When we look at that chart, the fast dropping April and March curve in your graphic seem more concerning as before. They don't sell but prices seem to drop fast.
@ssj2abid Looks like we made a jump in mid February and reached a plateau in acuisitions between 400-650 per week since. I wonder when will be the next step up to a higher level. And what needs to happen for that.
@nejatian Amazing! I'm not a lawyer but a big shareholder from Germany with over 400k shares for my fam. We trust in you. Opendoor is our biggest position since you took over! We also can't wait to sell some of our German properties to you once you're in Europe. The process is so slow here
