A billionaire's son-in-law wired $120 million to a man in Miami for a beach in Albania. Two months later, prosecutors named that man as a leader of a cocaine ring.

Here is the timeline.

April 2026: a development group backed by Jared Kushner pays over $120 million to Artur Shehu for a strip of protected coastline on the Zvernec peninsula, future site of a luxury resort near Vlora.

June 2026: Albania's anti-corruption prosecutors seek Shehu's arrest, one of 20 people accused in a pipeline moving South American cocaine into Europe hidden in shipments of charcoal and fruit paste. They allege he washed the proceeds through Albanian real estate. Zvernec included.

How do you launder money through a beach? You forge the deed. Prosecutors say Shehu's people manufactured titles, including one built on an Ottoman-era land record that an archivist mistranslated to insert a Shehu name where the real owner's had been. Albania's High Court ruled the document false. The lawyer and the archivist were convicted.

And here is the part that should end the "nobody could have known" defense. Per the Wall Street Journal, villagers in Zvernec wrote to Kushner's side almost two years before the sale. They said the land was theirs. They said Shehu took it in the 2000s. They said they had been in court against him for nearly twenty years and asked the developers not to proceed.

The group bought it anyway.

Shehu, who left Albania after a shootout at his bar and now lives in Miami, denies everything. His lawyer says the family has held that land since Ottoman times. Consider what the forgery allegations are about and sit with that sentence for a second.

To be clear, because it matters: prosecutors have accused Kushner, Affinity and Sazan Real Estate Development of nothing, and Reuters found no evidence the buyers knew about the suspicions when they closed.

What people are getting wrong: the project has not collapsed. Permits were never issued, construction is stalled, an environmental review is pending, SPAK is investigating, and Edi Rama still insists it goes forward. Belgrade collapsed. That was December, when Affinity walked hours after Serbian officials were indicted over forged heritage paperwork. Albania is frozen, not finished. The number is roughly $1.4 billion, not $5 billion.

The reason any of this is frozen at all is not the EU, not the courts, and not the press. It is sixty days of Albanians in the street with inflatable pink flamingos, refusing to let a protected lagoon get sold out from under them.

A flamingo stopped a billion dollar deal. Put that on a flag.
