I used to agree with this.
Then I started exploring emerging tourism destinations and farmland opportunities over the last year.
What I found was surprising: some locations attract a few lakh tourists every year, yet land prices are still a fraction of what you'd pay in Tier-1 cities.
A family member invested in one such riverfront property near a wildlife destination. It gets used as a vacation home, but the real value comes from the income potential and long-term capital appreciation.
And a lifestyle benefit that's becoming increasingly popular: growing your own fruits and vegetables on your land.

Translation for buyers: land in the corridor zones is the most alive land in India. It's also the most finite. Nobody is making more of it.

Apartments can be built again.
Rare land cannot.
The question isn’t what is more expensive today.
The question is what becomes harder to replace tomorrow.
Mark my words land will be one of the biggest assets in India over the next decade or two.
A relative of mine bought a flat in Chandigarh for ₹28 lakh in 2004 by selling 15 acres of land at just ₹2 lakh per acre.
Today, that same land is worth around ₹92 lakh per acre, while the flat has appreciated to only about ₹1.5 crore.
Just imagine the difference! Urban properties do appreciate, but in the long run, well land can create far greater wealth.
Wherever you buy, land is likely to remain the real game changer! 😉
