Basic heuristic:

The building with the smallest spread between occupied value and vacant value is almost certainly the best real estate

If there’s a large spread between vacant value and occupied value, the real estate is very likely crap (or current tenant is above market)

Looking at Zoning Code without understanding Building Code is a recipe for some gotchas.

Doing a feasibility study and reviewing a zoning ordinance recently, I noticed that the max allowable height was 74'.

Then we should max out the building to 74', right??

A Real Estate Theory:

If home prices drop due to 7% rate, then buy.

When rates drop to 4%, then refinance.

At refi, the house prices will be up due to the interest rate drop.

So I get my full down payment back, lower my payments, increase cash flow, and get a "free" house.
