There are 60,000 vacant rent-stabilized apartments in New York sitting vacant that carry rents below what it costs to operate them, three times what the entire tax credit pipeline will produce in a year. Every one could be brought back without a dime of subsidy in months. They sit empty because the state won’t end vacancy control.

And the number grows every year. Roughly 5,000 long-term tenants pass away in their units annually, never mind those who move or are removed for cause.

When a unit turns over, the owner is required to offer it at the last tenant’s rent, which after decades of long-term occupancy is often set well behind the actual cost of housing. Filling it means a renovation of $100,000 or more.

So the math is simple and grim: it’s cheaper to leave the apartment empty than to fix it and rent it at a loss.

We then hand out tax credits so developers can build 99 unit projects, deliberately undersized, on cheaper labor, because construction costs are now so high that subsidy is the only way anything pencils out.

So here’s our housing policy in one sentence: strand the bulk of the existing affordable stock behind rules that make repair irrational, and price new construction so high it only rises on tax credits.

Two systems, both broken, aimed in opposite directions.

The Billionaire Tax is actually an Everyone Tax.

The Billionaire Tax is a new tax proposal written by four professors who don't believe in the American dream. Some of them aren’t even American…go figure.

Despite its name, it applies to every California resident who currently has assets or ever will.

The creators named it the Billionaire Tax so you would get into a froth andwouldn't look closely at what it actually does to you.

On page twenty-six, it explains how the government can convert to an Everyone Tax without voter approval.

They can also adjust the tax to be a yearly tax, not just one time…again, without your approval.

Here's how the tax would work: As a voter, you're being asked to approve a tax that would require you to:

1. list all your assets and the value of each, then submit them to the California Franchise Tax Board.

2. authorize the tax board to appraise your assets and confirm the value of each.

3. pay a penalty of up to forty percent of your tax bill if the board determines your reported value was too low in their opinion.

4. allow the tax board to subpoena your financial records from every one of your financial institutions for auditing.

This Everyone Tax runs 34 pages of shifty language describing how the government plans to take your assets. Read the fine print and decide for yourself.

If this were truly a billionaire tax, it would be 3 pages.

It’s 34 pages so that it can create the mechanisms to steal from all of you.

Gavin Newsom has signed a mandate requiring folic acid to be added to corn tortillas and masa products sold in California.

The intent is to reduce neural tube defects in babies — a goal we all share. But blanket fortification comes with real concerns that aren’t being meaningfully discussed.

Up to 30–50% of the population carries an MTHFR genetic variant, which affects how the body processes synthetic folic acid. For these individuals, folic acid is not the ideal form — the active form of folate is.

This is especially concerning because the policy is framed as helping a vulnerable population, while potentially exposing many of the same people to a form of supplementation their bodies may not handle well.

Public health should be about precision, nuance, and informed consent — not one-size-fits-all mandates that ignore genetic diversity.

Good intentions don’t replace good science.

Your claims is not covered loss.. they were just taking me a long for a ride and were going to have me wait weeks claiming the supplement team was reviewing the claim.

Weather conditions damage to your roof is not a covered loss!

A tale of two companies:
Safeco: You file a claim, it gets assigned to an adjuster, and the adjuster asks for photos. One month later I’m still waiting, with a vague “I’m behind will get back to you in two weeks.”
@Travelers : You file a claim, and within two days, an adjuster schedules an in-person visit. They take their own photos, suggest contractors, and are ready to issue a check in less than two weeks.
I’m not saying go with Travelers….I’m just sharing my experience. I honestly thought @Safecoinsurance would handle things the same way.
