There is a massive question at the heart of @DKThomp’s great piece on housing - is this a moment in time we can reverse trends OR an early indicator of a fundamental shift in wealth creation? If the American Dream is no longer one family to one house they own, what will we offer?
@pulte Are closing costs high? Relative to lender gain on sale, originator compensation, realtor commission, property taxes and rate lock fees, are we sure closing costs are the culprit? I would ask a larger question - why is everything in real estate a % of loan amount versus flat fee?
@pulte F&F have established underwriting systems (DU/LP) that cannot help the homebuyer until after fees are paid & all the data collection for their lender is done. It’s held as a “mystery” until way too late in the process. And, as a result, lenders charge more and cannot save ppl $$$

Homeownership is an emotional not financial decision. Its time-consuming too. It hardly makes sense to try to do something to make money that makes you unhappy or insecure. I would skip granular financial comparisons in favor of what makes most sense for you or your lifestyle.
Hot take: I don’t plan to own a home anytime soon and honestly don’t want to for me, would solely be for future kids
Top reasons for me
- I don’t like being tied down to a location, may change with kids
- Higher interest rates now make renting more appealing for cashflow and investing in other assets
- Unless rent becomes high percentage of income it doesn't really impact savings
- The time management of homes stresses me out and not best use of my time
- Given I'm a founder, my business is my greatest asset, not my home
- Rent is the max you’ll pay and mortgage is the least you’ll pay
Many have tried to convince my wife and I otherwise but we’ve ran the math multiple times and done the qualitative analysis, still end up in rent camp. The American Dream of home ownership just doesn’t isn’t for us
