@contractorkeith After many thanksgivings and parties where food gets piled up on the island/around the sink, I wish I’d put the sink elsewhere to give more room. Island is a communal space and a sink isn’t a very communal thing.

A friend of mine (architect) has been wanting to get into development for over a decade and is finally “ready to pull the trigger”. Think missing middle, maybe 3-4 townhomes to start. He has $160K (liquid) to his name, self-employed, and his income is kind of sketchy.
Should he pursue some variant of: flips, small multi-family plays, Subto, etc to build capital and wait for a better development environment? Or just find a good partner and get the ball rolling on the dream (cause he’s like 37 and already feels like he’s wasted too much time)?
My friend would be extremely appreciative of any input here. Also @seandsweeney I.…I mean my friend….has been eying your multi-family development course for a while and is about pull the trigger on that as well.
@DraftedAI I want this to be good and I’m sure it will get there. HOWEVER, any designer worth their salt knows it will take as long (if not longer) to fix this than to start from scratch. I get slop plans like this all the time from clients and end up starting from scratch.
