Zohran Mamdani is being sued by a group representing immigrant-owned grocers in New York City over the mayor's plan to open 5 city-run grocery stores throughout NYC.

Back in 1989, a State Farm insurance office in Dallas had a problem.
One agent was making $2.8 million a year. The second best was making $650,000. Everyone else was under $300,000.
Same territory. Same leads. Same commission plan. Same manager.
The regional director flew in to figure out why. Three days watching the top guy. Listening to his calls. Sitting in his meetings. Going through his client list.
Found nothing. He wasn't working harder. Wasn't smarter. Didn't have better leads.
Then he watched him walk into a meeting with a business owner who'd already turned him down twice.
No pitch. No brochure. He sat down, opened a notebook, and asked one question.
Before I show you anything, can I ask what's actually keeping you up at night about this business.
Thirty five minutes later, a $280,000 policy.
The director flew home and hired Brian Tracy.
Tracy had spent 25 years studying exactly this. He'd sat in rooms full of commission only agents making over $300K a year. Most were past a million.

Tracy said a customer knows which one they're dealing with in the first 30 seconds. You can't fake it. It shows in how you sit, talk, ask, listen, before you say anything real.
The best agents think like doctors, not sellers.
A doctor never skips steps. Exam. Diagnosis. Treatment. In that order.
Prescribe before diagnosing, that's malpractice. Pitch a policy before understanding the problem, same mistake. The customer just calls it let me think about it.
This flips the old sales model upside down.
Building trust is 40%. Understanding the problem is 30%. Presenting the solution is 20%. Closing is 10%.
The old model had it backwards. 40% on closing. That's why it stopped working.
Over his career, Tracy asked thousands of customers to describe their favorite agent in one word.
Almost every time, same answer.
Nice.
Not smart. Not pushy. Not persuasive. Nice.
What they meant was easy to talk to, positive, someone I trust. I like them. I feel good when they walk in.
Everything you do with a customer either adds to that feeling or takes away from it. Nothing is neutral.
The Dallas agent retired at 49. The director who hired Tracy called it the best $40,000 the company ever spent.
Tracy recorded the full seminar in the early 1990s.
