@JohnPasalis I agree of course. My point is only that the days on market stat is affected in part by the different listing strategies adopted by sellers today vs last year.
@JohnPasalis An adjustment in listing strategies probably impacts that stat. Listing low and holding off for a week is much less common today than 9 months ago. More sellers, if not most, list high anticipating a conventional negotiation, and a sale below asking.
