$12 billion Project West in Norwalk, Iowa (just south of Des Moines). The Norwalk City Council voted to acquire 282 acres within a larger area of land being annexed for what officials are calling a major data center project. Microsoft already has a number of data center campuses nearby, so I think this one is not one of the hyperscalers, but perhaps an AI factory. Additional hints given in the news story: “privately funded” and “not asking for any incentives.”
