28% gross income rule for mortgages
Here's why I hate gross rule of thumbs
It does not take into consideration:
- what you spend outside of housing
- what your tax rate is (CA vs texas on state level)
- what other debt you have
Here's why I hate net:
- you technically could afford less housing if you max out your 401k, ESPP, HSA, etc. when in reality you may be better positioned to do it
- does not take into consideration other expenses or debt
- withholding can be entirely wrong and net be terrible
You really need to dig into the numbers to nail this down not just use a rule of thumb
Look at what you can afford in your budget
