@DividendJames I’m a fan of overpaying slightly. On our new mortgage if we overpay by just 14% it will knock 10 years off the mortgage - that’s a great ROI in my opinion.

Also if money ever gets tight we just stop overpaying for a while.

And 8-10% price increase per year seems ambitious as well (over a long period).
