This is just one of the reasons I never order anything expensive for delivery. If you're in a big hurry, just do pickup instead. At the end of the day, if this happens to you, it’ll end up costing you more time (and more stress) than just going to pick it up yourself.

Here’s my hot take… I both agree and disagree with all three 😅

- I’m doing a small new build completely by myself, and at the end of the day I probably won’t need blood pressure medication, but I’ll definitely need a lot more Botox after all this stress.

- Hiring a good GC who does quality work at a fair price in DFW is really difficult. It’s incredibly frustrating to see how much quotes vary depending on the city...one quote I received had plumbing $10k more expensive for the exact same project just because my city is a "hot market".

- I ended up doing it alone because I got scammed by a GC (and no, I didn’t hire the cheapest one and he came very well recommended).

- Did I want to do it myself? Absolutely not! But now I wouldn’t trade the experience. I’m way too neurotic about things being done right, and I’ve learned so much.

- The next step is renovating the main house, and for that I’ll definitely hire a GC; but only because I feel safe now thanks to everything I’ve learned.

GCs have a bad reputation because a lot of them are truly bad and overpriced, which is really frustrating for the honest ones who do great work. It’s an extremely stressful profession, even with a great team. I have a lot of respect for those who do it properly.

Just dealing with the permit process alone should qualify GCs for hazard pay 🤣 and that part by itself is already worth hiring a professional.
