What was the going rate when she rented? Is there a govt regulation for % increase ? There’s no where in the world where a 300% increase in the cost of a thing should be allowed both legally and morally.

The landlord wants to punish her for not doing his due diligence. If you want to have a property in the choice areas then you go and pay for a proper property management company that advises you on how to raise cost across time. You can’t eat your cake and have it.

Yes he should increase but he should structure it across time especially if they have been long staying tenants. Besides he still has 5 house in the same property.
