@GraphicMatt Financialized landlords have an obligation to maximize income for shareholders. Small landlords who appreciate congenial landlord-tenant relationships often forgo rent increases. But policies such as vacancy control cause the most harm to small landlords with affordable rents.
@GraphicMatt@dmrider In '97 our rentals were affordable but in such awful condition after 22 years of vacancy control that apartment-hunting was soul-destroying. Post-'97 billions were spent on rehabbing rentals, but it was driven by tenants who wanted better and were happy to pay more for value.
