@DallasAptGP How does one benefit from an OZ if they are using not 1031 funds to buy the property? I have bought and redeveloped a handful of buildings as well as opened a restaurant in an OZ but haven’t figured out how i can capitalize on it.
@jandreini1 Give them the boot. DG just tried this on a deal we developed and have owned in Nashville since 2011. They shared the store has had $280,000 in shrinkage since last inventory but instead of fixing their problem they proposed a new rent of $5/sf for option period 1 to stay.
