Kansas City’s Fan Fest for the World Cup has been a good pressure test for the new Royals stadium location.
Plenty of parking. Streetcar humming. I’m looking forward to that downtown baseball experience.
Early World Cup observation:
P&L and the Crossroads appear to be the biggest beneficiaries so far. I spoke with a Berkley Riverfront operator Sunday who said business is actually down from pre-tournament levels.
Still early. Match days may tell a different story.

Last night, the Overland Park City Council unanimously approved the rezoning of the Black & Veatch HQ, which includes:
✅ 1 million sf of office space
✅ 162k sf of retail
✅ 700 multi-family housing units
✅ 88 townhome housing units
✅ 25k sf daycare
✅ 250 room hotel

John Sherman opened with, “I wish I could say this is how we drew it up,” announcing the Royals’ move to Crown Center.
Thinking back to the East Crossroads renderings… this feels like a much better outcome for downtown KC.
Royals just sent out a letter about the new ballpark and said it is "85 acres".
Well, this is 85 acres.
Said they are partnering with the Hall family for a new HQ for Hallmark, renovated Crown Center, and new stadium.
Goodness me.

The Kansas City Housing market is moving in the wrong direction this spring. Inventory is down from this time last year and bidding wars are back with a vengeance.

The shopping center and Hallmark HQ hasn’t been the thriving retail destination it once was for years.
A stadium + entertainment district could completely reshape the area.
