In the side-by-side below, you can see that while active inventory is still up year-over-year in most markets, the rate of inventory growth has recently decelerated recently—in particular in Florida.

@SpencerHakimian With the power of the internet you can be anywhere. I think its proven that there is 7 degrees of separation. I have found some of my largest deals on the internet. Make a few solid connections, fly in, break bread, nobody cares where you are these days unless youre a realtor.

Human Chromosome Number 2
were fused together about 200,000 years ago and it not clear what did this, but it gave us the human brain of logic, empathy and creativity.
—
“But what they’re showing is that we showed up about 200,000 years ago. Now there’s a little evidence that may have been back as far as 300,000. But the kicker is that we can now look at the DNA and reverse engineer it and say, what did it take to get where we are? And what scientists are now calling the smoking gun. And there’s still a lot of controversy around this is human chromosome number 2. Human chromosome number 2 is the second largest chromosome in every cell of the body. It’s got about 1200 or so genes in that chromosome. And just one of them, gene tbr number one, is responsible for most of the brain that we have for our neocortex. So our humanness, our empathy, sympathy, compassion, love, our cognitive abilities, the mirror neurons, all these kinds of things are because that one gene.
Well, where this gets really interesting is where did chromosome 2 come from? And scientists have the answer, but they don’t like the answer because chromosome 2 is the product of a fusion. Proceedings from National Academy of Sciences. The volume Genetics says this very clearly. We conclude that the origin of human chromosome 2 is the product of an ancestral fusion of telomere to telomere. Fusion of two pre existing chromosomes. That does not happen in nature. It can’t happen in nature. So here’s what they’re saying. You got two fully formed, fully functional chromosomes, and on the end are the telomeres that protect those chromosomes when the cells divide. And that’s why they’re on the end, they take the hit. It’s a trauma in a cell when those chromosomes are pulled apart and some of the DNA doesn’t make it. So nature puts telomeres on the end to take the hit, so the good DNA remains intact, and that’s why it’s on the ends. Human chromosome two, those telomeres are right in the middle of the chromosome where they shouldn’t be, because those chromosomes were fused together about 200,000 years ago when we appeared”
When Solon visited Egypt around 570 BCE, the priests of Sais told him something wild. They said the last great destruction of the world; the one Plato later called the fall of Atlantis had happened 9,000 years before his time and that the record was written on the walls of their temple. I mean do the math: that places it at 9,600 BCE. That date lands exactly on the end of the Younger Dryas, when the ice caps melted, sea levels rose a hundred meters, and a global climate convulsion erased coastlines and civilizations in a geological second.
To me the Egyptians weren’t inventing myth; they were preserving memory. They said survivors of that earlier age built the first temples and passed down sacred geometry. The exact knowledge Solon would later inspire Plato to record. Around the same window, the Sumerian epics speak of gods warning a chosen few before the flood of Utnapishtim; the Hebrew texts echo it as Noah; the Vedic records call it Manu. Four civilizations, one catastrophe, all pointing to the same epoch. I keep saying this over and over again ... no one listens.
Now put that beside the actual physical evidence of submerged ruins off India’s Gulf of Khambhat dated to 9,500 BCE, melt water pulses mapped in Greenland ice cores, and the black mat layer of nano diamonds and platinum that suggests a huge cosmic impact. It’s all the same story written in stone, sediment, and myth, of a planetary reset. The survivors remembered the stars, the sky gods, and the technology of balance. The rest of us turned those memories into religion.
So when Solon heard “nine thousand years,” he wasn’t hearing legend; he was hearing data in mythic form. Egypt had inherited the library of a civilization erased by fire and flood. The Sumerians remembered its architects as gods. The Dogon remembered them as the Nommo. The Greeks called them Atlanteans. We call them impossible, and sometimes UFO's.
But the timeline doesn’t lie at all. What the priests told Solon matches the planet’s own record, the last time Earth’s magnetic field faltered, the ice sheets collapsed, and the ocean reclaimed the lowlands. I don't think the ancients were warning of a moral downfall at all; maybe they were documenting a planetary event and the beings who tried to guide us through it. And maybe, just maybe, those same watchers have been here every time the cycle resets. I think so.
Tucker Carlson says he’s convinced the CIA created Bitcoin, and that’s exactly why he refuses to invest in it or use it.
He warns that Bitcoin will one day turn into a massive scam, controlled by a shadowy network of elites who manipulate politicians to tighten their grip on America.
Carlson says coming from a government family makes him certain that the mysterious, anonymous founder is proof it all traces back to the CIA.
The product is the factory: Cuby’s radical shift in how homes get built
Starting in Nevada, Cuby Technologies plans a network of micro-factories across the U.S.—each capable of building homes within a 150- to 200-mile range

Lennar’s average selling price, net of incentives, is down 22% from its 2022 peak
Some of that decline could be due to mix shift (i.e., smaller builds)
But much of it stems from increased incentive spending—it's currently offering its highest level of incentives since 2009
In 1900, a man named Wilhelm Reich claimed to have discovered a method to cure countless health problems, requiring only a few 15 minute sessions of sitting inside the box above.
How was this possible?
The box is a carefully crafted "orgone accumulator" which concentrates the orgone energy or life energy "Chi / Prana", and this has an incredible effect on patients.
The FDA banned Wilhelm's inventions and sentenced him to prison where he died in 1957
