In a block with combustible cladding. Still waiting for a remediation plan. Unable to move on.

🆕 The Lords voted to add a statutory review of shared ownership to the Social Housing Bill.
As expected, @mtpennycook has now tabled a Government amendment to remove it.
Another missed opportunity to listen to shared owners. ❌

@BBCLondonNews There will be many more.
First it was cladding, then internal fire safety defects, now structural issues.
The more you look under the bonnet, the more you realise that much of what has been built over the last 30 years simply isn't fit for purpose.
@richard_jm@Victoria_Spratt There's always money for developers. I suspect they'll lift the cap for shared ownership newbuilds as well. They need to trap as many people as possible to keep that 'build baby build' Ponzi going.
Exclusive:
John Healey is poised to make the government’s revived Help to Buy scheme more generous in a boost to middle-earners
The chancellor was set to exclude households earning more than £90,000 outside London and £110,000 in the capital from the “Your First Home” scheme
It offers first time buyers a 20 per cent equity loan to help them buy a new-build home, with an initial interest free payment and a minimum deposit requirement of just 2.5 per cent
However, the initial earnings cap would have meant young couples with relatively modest incomes would have been unable to access the initiative. The median pay for a teacher is £51,048 and for a nurse the figure is £44,053
The Times was told that Healey recognised these concerns and decided to instead set the cap at £110,000 outside London and £140,000 in the capital

@theipaper The housing association behind this is @Housing21, a member of @natfednews and signatory to the so-called "Shared Ownership Code" - an industry "label" to stick on marketing brochures.
My housing association has also signed up to this "Code", so they’re in good company. #avoid
If you’re a shared owner and need guidance on contacting the Public Bill Committee, get in touch:

@AasmaDay@theipaper Shared ownership is a one-sided agreement entirely in favour of the landlord. There is no flexibility and such inequality in bargaining power.
@AasmaDay@theipaper Appalling.
Housing associations like Housing 21 are causing untold harm.
Ironically, they are currently promoting their adoption of the "Shared Ownership Code".
'We inherited a retirement flat. We lost £63,000 after struggling to sell it - it was cruel'
Anne and Ashley Smith, both 62, inherited a retirement home after Ashley’s mum Beryl died at 91.
They tell @theipaper how it turned into a psychological nightmare and a financial burden @ResourcesShared@HomeOwnersAll@NLC_2019

A review could inform future policy, but it wouldn’t resolve the urgent problems shared owners face today.
The Bill is an opportunity to act now: we need buyback funding for SO homes that are unmortgageable or unaffordable.
It’s not too late to write to the Bill committee ⬇️

Heat networks are a big, under the radar problem for housing and energy policy. Our budgets to fix them are far too low and consumers have no protection from the Iran War price shock which will land on rents and service charges next year
@paullewismoney Hi Paul, sadly September RPI is used to increase tens of thousands of shared owners’ rents. For most, the increase is September RPI + 0.5% and set in the lease.
Social landlords could change the formula to CPI + 1%, but funnily enough they’re not willing to do that.
@hul1ah I understand. Trust me, despite their poor insulation, at least these dual-aspect flats will be a blessing when you'll need to deal with extreme heat for weeks on end, as you can bring indoor temperature down overnight. With single-aspect flats, you simply can't do that.
