Example: dad sells $800k property to son and gifts the 20% down payment ($160k). Son qualifies for the $640k mortgage which pays out to dad. Win-win…dad helps out without surrendering his entire asset, kid gets in the market. 3/

Rather then gifting the entire property, they instead gift the downpayment which gets embedded in the purchase transaction. 2/

I don’t know why people are so shocked about BC Ferries awarding China to build new vessels. We’re expensive, they are cheap…no brainer. Also…apparently, no Canadian ferrie manufacturers even bid for the contract. Zip it, move on.
