great analysis by @AlanKohler can I observe. you use the measure of house prices as mult. of wages -growing from 3-4 x to 7-8 x Rather than CGT, more elegant explanation is rise in 2 inc. fams since 90s. swap wages for hshold income instead not so dramatic.
