What’s funny is that if you invest the difference between selling and buying in this example in the satrix top 40, you will have R1.4m to buy the property with after 10 years based on average performance. Cash! No bond. No interest costs. Just yours once the papers are signed. And before that you aren’t anchored by an immovable asset. Opportunity in Cape Town? Cancel the lease and go.

This is something people just seem to not get.

If you rent instead of buying, and take the savings and invest it in the markets - 9/10 you will have more "assets" after 20 years. Easily 2 or 3 houses in value instead of one.

You also don't have to paint your shares 😇

Personally for that 3 years. I'd take
that R6k pm savings and send S&P 500 which has done 23% on average for the last 3 years. I'll have R300k before taxes and fees. I'd NOT buying any sectional title.
