The real danger to primary residence owners is, if the government taxes the owner on the sale of the property as Capital Gains, the owner is not allowed to adjust the original purchase price for inflationary increases. We had a rental property (yes, I know it's different, but keep reading!) that we purchased 12 years ealier for $355,000.00, and sold for $585,000.00. We were taxed on the "profit" of $230,000.00, except for the fact that adjusted for inflation the original cost was equal to the sale price. There was no "profit". That is called gov't theft!
